Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

Our initial application gets their current residence, how long they've been there, landlord contact info, employer, salary, how long they've been employed there, family size/status, pets, cars (years and type), whether they've ever filed for bankruptcy, had a felony conviction, owe any outstanding balances, and other similar information.

I also would be buying securities such as PFF (an etf basket of preffered shares yield 9%+) if you don't have any exposure to the domestic equity market (ie if your holding only real estate and gold bars).

They might talk about wanting the date the rent is due changed, having the landlord pay the water, or talking about having pets that you don't agree with.I think it's best to let them know up front what your rules and policies are.
