Cheap properties attract the worst crap garbage loser "tenants" (my term for them is disgusting thieves who lie their way thru life).Your strategy needs some very careful due diligence.

I know there is a lot more that goes into it (calculating expenses and doing due diligence) but I am just screening with the tools on BP. 

LA collected $40,000 in fines last year, but could have collected up to $300 million if they had been more diligent in tracking down offenders.

We are very diligent about screening tenants and very proactive with evictions if something happens because we don't want to go 3-4 months without payment as that would completely eliminate the profit.

The market you invest in comes down to due diligence and choosing the right markets. 

Then if reasonable do further due diligence.

From what it seems the property looks outside the affected area, but I want to do my due diligence anyway.Thanks!
