These are the folks the rest of the real estate investor community can thank for the SAFE Act and Dodd-Frank, predatory operators went too far and everyone got hammered.It then goes to say that any honest, ethical and lawful real estate investor shouldn't have anything to do with the scam artists in the industry, they cause great harm to the public and in turn to the industry as a whole, They are not heroes of the industry as their gurus and coaches make them out to be or as they proclaim.

No good reason to.I have seen listings where sellers will consider "terms", they are on CL as well, but such are usually with investors and most are on the scamming side, so watch valuation carefully, financing does not add value to a property!

QR Miller Just my opinion but this sounds like a scam of sorts.You're essentially being asked to buy more properties then you can realistically see, evaluate, and run numbers on by someone who should know better.If something sounds to good to be true, it usually is.

It sounds like A just put up the money, with the only time devoted to the property being during the eviction.I think the $22k that B spent to renovate it into a personal residence is immaterial, as he did that for himself, to benefit himself.It seems to me that Person A is owed the initial $15K, plus reasonable interest on that money.
