Some pieces were damaged or missing - but my flooring guy was able to get similar hardwood pieces which we sanded & stained to that espresso color. 

@Ralphy RosadoIt is unlikely that you will find a lender willing to put up that much capital unless you have skin in the game and reasonable experience.

We put up holiday lights (white) to brighten up the dark winter nights.

During the delayed financing do most lenders want skin in the game?

I'd start low, seeing as you can always increase and based that percentage on the actual contributions of the partner. 50/50 should require that your partner have some additional skin in the game imo. 

The thought hadn't entered my head.The inside is dark because of that porch, so opening it up could be good.  

I'm currently using a master spreadsheet and color coding the one's who call back and another color for closed deals. 

And you're also probably going to need at least a little skin in the game in the form of a downpayment if you use a lender.
