Hi @Curt Davis what I am looking to do is similar to what companies like Memphis Cashflow and Memphis Home buyers do for the rental/turnkey market place. 

Your unit is a product in the marketplace for rental units.

Expect to lose half of your profit paying your contractor. 203k requires a certified contractor.

Therefore, they do not have unilaterally decide to terminate the lease agreement .I would notify them in writing by email and follow up with certified mail of your desire not to terminate the existing lease.

Once you have more details, you can post it on Marketplace and see if you can find someone to make the loan.

If you're selling something, put it in the marketplace as an ad.
