Use a flashlight and check under sinks, including shutoffs, flex lines, and waste lines; around base of toilet and at the shutoff; tub to surround and other seam caulking; faucets that leak at stem when turned on; check ceilings in every room and closet for signs of leaks (bubbling, curling or bulging paint) or staining.

I have completly flipped the inside of the single family home (abated for espesdos, textured/painted new ceilings, painted all the walls, ripped up the carpet and installed vinyl wood flooring, updated all light fixtures & hardware in the home, and am woking to remodel that two bathrooms and the kitchen) and am building the Garage ADU.

There are tons of properties that are rented out that need roof replacement, foundation work, sewer relining, new furnace, etc...I've been in units with tenants living in them and tons of growth of sorts all over walls and ceilings and either tenant hasn't notified seller/landlord or they have and landlord is a slum lord.
