My partner actually lives in the area that we want to invest in.The long term plan is to just use this as a buy and hold.We were planning on splitting all the repair costs.Great insight though, I think we will have to go back to the drawing board and see what type of property would truly benefit both of us.

I did sell mine just a few months ago and I bought a new 4 runner in dec so I could get 100% write off.. but buying gas is a new experience I wont even look at how much it costs I am afraid we are 3.50 to 4.00 her in Oregon..

An Attorney will help with creating an LLC.LLC is not required, may make getting financing more difficult.It may provide some asset protection.Most of the asset protection that you need will come from the insurance policy.Discuss with the insurance agent on situations that you are not protected.Have a discussion with an attorney if your extra concerns can be protected through an LLC.

I am not sure I buy that Pilsen is the one southside of Chicago neighborhood driving rent increases, but it is surely a gentrifying area and factor.I think Bronzevilles & Woodlawn's ability to have more new developments has allowed that entire se coordinator to become a huge factor on the southside.Regardless, whatever you are doing is working so keep doing it!
