That's what will hang you up wherever you are.Having written screening criteria that applies to everybody with a standard income requirement will probably take care of this.

I can't install tubs, I can't repair drywall, hell I can barely hang a mirror...so being realistic in costs (and it turns out I should be more realistic) is key.Because our rents went up $50 each unit, I am directing most of that to an increased CAPEX/maintenance budget for 2020.

I know everything's a little different with the work involved on the properties but I'm curious more than anything.I'm hanging on to the duplex I just purchased but for the next property I purchase, BRRRR'ing is what I'm looking to do at that point unless I find another buy and hold deal that's too good to pass up.

The newbie should have become educated by reading spend some money on their education, hanging with investors that are doing it but I would find a way to vet the people who come to town and boast a lot.... typically run from them.
