Wholesale as a Realtor in Florida

I need suggestions, form templates, tools...I'm a realtor here in the Tampa Bay Florida area and I need to know what are the procedures, process or laws that I must be aware of to do wholesale and working with buyers/ homeowners when wholesaling.

Any suggestions, thoughts or ideas are welcome.

A couple more thoughts: your broker must approve of your actions. Do you plan to close if you cannot find a buyer? If not you need to make that VERY clear to the seller. If you receive fees and they do not pass through your broker DBPR can fine you, suspend your license, or revoke it. Since your broker is accountable for your actions they may tell you to find a different place to hang your license if that happens. A local agent just got in BIG trouble with their broker for attempting to pocket wholesale fees without the brokers knowledge.
