Sometimes staying on the sidelines is better than buying a bad deal. 

Would to see if anyone has had any good or bad experiences.

I would get a contractor out there to give you an estimate on the repairs, then see if you could get a credit on the closing.

Get rid of all bad debt before investing.

Reading back over my post I realize how bad it sounds especially toward section 8 tenants.  

We are about $80,000 in debt with college loans, credit cards, and some personal loans that we took out in order to facilitate our recent move overseas.  

Considering I do not have the best credit .

You don't get great deals unless they are in bad areas, and need a lot of work.  

Also, i am looking for wholesalers that are able to show me with no money down, and/or no credit down type of wholesaling.
