I backed out of a few deals even after realtors found buyers for my properties and I never felt bad for my realtor because my realtors have the choice of understanding that people back out and the realtors can cut me off for life, or be nice about my backing out and get more business in the future.I am also a plumbing contractor and we do a large volume of business where my employees sign contracts with our customers, work on my customers homes for several hours and sometimes even a full day.

There is such a lack of inventory with real value add propositions in many areas, so it is likely that the property will attract many investors.

I would discount rents lower than the competition as a way to attract tenants.

Would like to understand the best areas that are close to the best amenities/attractions of the area to offer the most out of a STR.

See if the store is comfortable with goods outside on display for sale (to be brought into the store to pay for).Try to stay long enough to get a good feel for the customer base--because they will probably be reflective of your own if you buy there.Are you comfortable sitting in the parking lot at night, unarmed, or do you wish Dirty Harry was sitting next you for protection?

I still worked for a RE brokerage in their new homes division, and we contracted with a developer who worked with a custom builder teams in a few different neighborhoods. 

If I find myself having vacancies more than a week or two, I upgrade something to make my property more attractive.

Also, any advice on towns that are attractive would be welcome.  

I am attracted to the low housing costs of central PA for long-term rentals.
