There are scattered areas around there that are still high crime areas, but anything west of I-45 inside the 610 loop should prove to be a good investment long-term.

There are great flip neighborhoods (Point Breeze, Fishtown, Brewerytown, West Philly) as well as attractive rental neighborhoods (especially if you like the blue collar rentals like we do).But there could be a lot more to like about the city.

Anyways I'm in the DC area (Herndon VA, 15-20 miles west of DC) and real estate is crazy expensive down here.

I usually roll my eyes at shows like Homelands, Black Mirror, West World. 

Real Estate in the city I live in is WAYYYYYYY less expensive compared to homes in south Orange County ($300,000 vs $750,0000) just going 30 miles west.
