Technically house hacking is living on the property and renting out rooms/units to subsidize your living arrangements.

I did bump the contract price up by $20K and for there to be a credit issued to Smokey's Furniture which covered some high end furniture, and a hot tub.

This will help give you a ballpark of what escrow will be and avoid any DTI issues.

One property they asked for a non refundable 10k deposit and the house wound up having major structural issues that inflated the budget so much the property didn't work.

When the tenant pays, we credit to owner.This avoids the owner being penalized via late fees and lien issues, due to tenant nonpayment.We do charge tenant late fees and even start eviction proceedings when needed.

Also wondering if anyone knows--if we do decide do start the eviction process, the first step is issuing a written notice rent due within 3 days.
