If you have some success with that, you can go wide and get a list of absentee owners (landlords) and cold call them even if they're not looking for a tenant and talk about whether they'd like to sell?

I have done enough properties over the last twenty plus years that I can get pretty close on cost estimates before I even talk to my team. 

I am interested in meeting local investors in the area or attending meetups to continue my introduction and know folks with experience such that I can learn, JV or just be a spectator eager to learn.Thanks,Nick
