It sounds like you're a little bit "green" in this subject...I don't know why you're automatically assuming that are crappy leads when we're not talking about any specific type of leads or source.

From what I understand from my accountant ...I asked him this question once ..... the person giving the gift is subject to the gift tax not the person receiving.

FHA does have a program for 3-4 unit properties however they're subject to different rules than standard SFRs and not all lenders will conduct FHA lending for 3-4 unit properties.

I believe "excessive" in this case might be subjective. 

Also, with conditions applied such as, 'subject to buyer finance', am I able to back out of the deal within the due diligence period, if I am unable to find an investor willing to purchase the contract?
