Are 2 Witnesses Req in Florida on Leases greater than 1 year?
Is this true? Check out the link to attached article. This question is a little bit confusing. According to this article, in Florida only the landlord signature requires 2 witnesses. My lease, however, which was drawn up by a Florida real estate attorney, puts 2 witness signature lines next to the tenants signatures and next to the landlord signature.
This subject came up because getting witness signatures on digitally signed lease documents isn't easy. In fact, I still don't know how to do it. However, I started researching the witness requirement in Florida and found this article which explains that in Florida, only landlord signatures, not tenant signatures, require 2 witnesses.
Besides the question posed by the above, does anyone know how to get witness signatures on digital documents that are emailed to all parties?

I worked in Florida for almost 8 years in the commercial side of real estate as an agent and landlord representative. We always had leases witnessed by two individuals for both landlord and tenant. I would error on the side of caution.
