Thousands of new apartments being build centered around the PATH station that is attracting young, diverse renters looking for a better deal vs JC or Hoboken.

I have another whopper that could support 250-400 units (some retail will impact this)  Overlooks a City owned, 2 Lake reservoir (check the map on the link) , natural preserve, and has an $80M Ray and Joan Kroc Center (this is amazing) about 800 feet away.  

What about researching the area in East Tampa where the Mayor says they have property to move the Police Department and create a New City Center??

They also hired interns that had not yet completed a college degree.I would look for the signs of who owns the office buildings, industrial parks, retail centers, etc around you.  

The big numbers tend to center around large cities and low-income rentals.

I used to own a small business (fitness center) in a cool little town, and I was doing really well.

Go to BPs marketplace, City of Bastrop development page and/or go to the local Bastrop Home Depo or Lowes Pro Center early AM and ask them for recommendations for GCs that would be willing to come out.

I'm sure I'll get burnt at some point but so far it is a good profit center for me.  

My triplex building consists of 2 2bedroom apartments (one currently rented) and a 4 bedroom furnished unit (all rented to professional people) which I rent by the room in Philadelphia Pa. center city university city area. 

One of my properties is located next to an army base center so I get a lot of military families Who are excellent at keeping the place spotless.2.
