Here are the three upcoming neighborhoods in Tampa, Florida, where you should be investing in rentals today. The best areas where you can still find good deals in Tampa.
The first is University Square, high in diversity low in cost of living, and it is ideal for new families and young students that are just getting started. Also, the proximity to Busch gardens makes it very attractive for your next tenant.
Number two is Tampa Heights, south of the university and slightly north of downtown; this old neighborhood of Tampa Heights is attracting more people than ever. So many developers have been welcomed by small businesses and residents that are now moving to the area, making it ideal for rental properties.
Number three is Ybor City. Ybor has been up and coming for years, so much to do around great Cuban food, trolleys, new bars. The area continues to draw all kinds of people, including people willing to live there and be part of the cool part of Tampa.

Or maybe one of the abandoned, used car lots on Florida Avenue north of Downtown near Tampa Heights to try and start a business? What about researching the area in East Tampa where the Mayor says they have property to move the Police Department and create a New City Center?? I think that the last "affordable" is Hooker's Point as it is the closest area to develop near Downtown without a commute. Problem there is that it is a Flood Zone. Love the feedback! Is this comment based on your personal experience? How many properties have you encountered these problems with? I have been investing in Tampa for 20 years, done 3000 transactions, and managing 152 properties and my experience has been great, great tenants and even some flips lately where I have killed it in these areas. Can you elaborate on your bad experiences so we can learn?
In regards to this bubble trust me, my friend, I have been hearing this for the past 5 years but the fact is the dynamics that created the bubble in 2008 are not the same that we have right now. I can't tell the future but if you stress test your properties for the worst you will be fine. If I had the 20 properties I lost in 2008 that I bought at the worst time in 2005 I would be killing it even more today. In the end, time heals the wounds of your mistakes long-term. That is why to me real estate is a marathon not a race for catch flow.
