In other areas it can set U up for life.think of anyone who bought a bunch of real estate in the SF bay area in the 90s they are set for life .think of the same people that paid top dollar in many Inner cities that crumbled.. or populations left. those investors lost money..

. :) we will never solve the CA Vs mid west cash flow debate but its fun to talk about.. and you know you have to work with were you live and what your market gives you .. if you live in TExas you invest in Texas its were you live what U do plus you don't pay state income tax so that offsets your sky high property tax's.. were CA investors get hosed is living in CA and investing in Texas.. they pay sky high prop tax's and some of the highest income tax's in the country..

I think its probably WV thats the problem.. hard to figure values maybe.my deals were done in 10 days or less.. they used in house appraisal IE desk top.. as for underwriting me personally it was quite easy... no docs.. they simply wanted proof that I had bought and sold 300 plus properties in the last 5 years which provided me with their very best rates and terms.. ( U have probably seen their matrix) and of course i put substantial down payment like you probably have to do.. they used whatever on line public info to verify my real estate activity and well frankly its as easy of loans I have ever done...

Either way you will have to negotiate with the adjacent landlord for easement.If u do go under contract for this lot, make sure you have enough time to work through City approvals and also negotiate for this easement.
