I am a very experienced business person who has worked in the Hotel and Restaurant industry.

My business partner and I have attempted to buy some mixed use deals (not house hacking scenarios but still applicable here) where we wanted to convert the restaurant/shop space on the first floor to an apartment and we got significant push back from the building and planning departments.

It's important to be closer to these desirable areas come summer time as these are where the bigger-drawing attractions (casinos, golf courses, clubs, bars, restaurants, etc) are located.

I love the convenience of these areas to the highways and interstates, shops, restaurants, etc.

Buying rentals for tax benefits is like opening a restaurant to feed yourself.Opportunity zones are to deal with capital gains.

Tell me this, when you go to a restaurant to eat dinner, do you bring your own silverware and drinking glass or do you expect the restaurant to provide silverware and a drinking glass? 

The location is just right and students do make the trek over to the bars and restaurants.

Fast food restaurant chains are growing as well but does that mean nobody should open any other kind of restaurant.

It would be awesome when I’m 16 to get a job related to the field rather than working jobs like Fast Food, Restaurants, etc.
