@Matt HuberI think we're actually going to go with brick, it's the same height as the skids plus the wood flooring and we won't have to lay sub floor plus hardie and THEN put ceramic tile.Thanks for the info.  

If you absolutely can't do anything but paint the stone, maybe a matte gray would help.

     @Matt R. for purposes of comparing similar properties to each other, whether SFR or multi, the CAP rate can be a useful rule-of-thumb type metric.
