I landed one of the only ones in my tiny town and it is so nice every month to only have a few personal bills like car insurance, cable/internet, and groceries while tenant rent covers almost all the rest.

The internet is your friend, utilize everything you can to figure out what the cost of potential properties would be, how to acquire them, and what your potential rents could be.

But I have issues with the cable internet at my home, so it makes more sense for me to go the flash drive route then thru an SAAS like Iron Mountain or Dropbox.

The extension of this is to find the broker in the company that manages (there is a broker affiliated or directly involved).

Some internet searching gave me rent increases of 3% (national average) annually and 7% for property value (in Florida). 

Some big internet companies are offering a lower rate but with way more closing costs. 

I might be able to entirely learn the thing on my own with the power of the internet.

Just goes to show, the internet only knows so much.
