Questionable property managers

I have a property manager who allows the tenants to breach areas of the lease; eg, pets, unauthorized landscaping changes, unnecessary repairs, etc. When I have asked for a notices to be sent, nothing is done. What recourse do I have other than terminating the contract?

@Brandon Sturgill thank you so very much. This is great! BiggerPockets has given me the motivation to be a landlord, but I’m so very new to this. I have felt bullied by my PM and didn’t want to rush out to obtain a lawyer.

I really appreciate these steps you have suggested. It gives me a game plan to follow before severing ties.
