Agreement of Sale - where do I get???

I listened to a great BP podcast and the advice was this - study a purchase of sale, read it 7-10 times. After reading it all the way through many times, highlight the things you don't understand - then seek out a mentor to help you figure out those things. Great advice! So I've looked all around the internet and can't seem to find an Agreement of Sale aka purchase agreement. Any ideas? thank you!
