That might work on a small local or regional financial institution on some portfolio product they have but that would never fly on a Fannie/Freddie loan.

He who speaks first loses.Now, while your private lender may consider what the are getting to compare to your rate, do not base your rate by comparison to their other investment, you are not that other investment, risks with you will be higher if they are in institutional financial dealings.
