@Ray Danishyar After watching hours of youtube videos, I have a few ideas and did purchase some programs to help me generate leads, repair cost, deal analysis and so on. 

I was reading that I’ll have to get creative with my financing being that obtaining a traditional loan may not be available to me.

A bank employee at the branch will always give you a standard response w/o a creative solution.

Are there any creative solutions that could be considered?

Creative financing and leveraging partners who have different skill sets than yourself is the fastest way to get there.

I've been trying to find creative ways to finance the property so I can act quickly since this property is checking all the boxes I want.One strategy I've been thinking is partnering with a friend who still lives in the town so he could be on the primary borrower on the bank loan and potentially qualify for an FHA loan which would significantly reduce the down payment requirenments.
