Goal for this first property is to primarily generate cash-flow, and secondarily for its appreciation -- whether forced or by the market.

I'm mainly looking to add either single-family or multifamily homes in areas with decent school districts (including, but not limited to Lee's Summit, Blue Springs, North KC) to my portfolio.Short term my goal is to acquire at least two more properties this year and four more next year.

We are currently working on our short term/ long term goals and on a business plan.

and I like the IRA for a syndicated investment as well were the real goal is upside in 5 to 7 years.. which folks are HOPING for.. :)  but a 50k rental on its face is usually in a market with little to no appreciation and a lot of expenses to run it..  

Without knowing your plans for the proceeds and what your investing goals are, it's hard to say. 

My goal is to continue expanding my rental portfolio through buying and holding.

I like Matt Faircloth's youtube channel - he is a frequent contributor here, and has some great videos that are easy to watch and very informative.
