I am looking at a 3 family, listed at $650k- bed 2/2/2- bath 1/1/1- fixer upper- 2800 square feetAfter seeing the property I realized the agent was calling a dinning room a bedroom, even though you had to walk through it to get out the house.

Take lots of pictures of the empty home during inspection to show its empty. including no beds. clothes in closets, food in fridge, toiletries ect.if she pushes back and you have her new address pay a craigslist mover to drop off the washer at there new place.rent to someone else and move on.

But if this is an unlisted FSBO home, one which I don't know the profile of (# beds/baths, etc), would the move then be to call the owner back with an offer after calculating it?

Agree, the house is located in a good area (Rose City Neighborhood) between downtown and the airport.The house is a remodeled house 3 bed/2bath with a detached ADU, The one thing that worries me is the fact that at some point appreciation will slow down compared to other markets with faster appreciation that can use that money to for a long hold.So far the intention is to invest in distressed SFR to rehab and rent out, however, I like the idea of new construction and that option will require more capital.
