I wouldn't, I have a thing against renting, so I would rather figure out how to make it work with a purchase, perhaps renting out rooms via AirBnb in my own unit, than continuing to rent. 

Probably wouldnt be an issue for the next few years but I agree with you if the city decides to tighten regulations via third party I might be opening a can of worms.

I see from your profile that you are married so your wife would need to be on board with a year or two of less comfort via househacking in order to help build long term wealth.

Not necessarily a source yet.And some wholesalers are indeed "experts" at locating and securing (via contract) real estate properties at a discount.

There are, however, a high supply of rooms via AirBnB and furnish finder, that are all currently available/vacant.

If it is sold via off market, what's the best way for me as the Agent make a commission for finding the buyer?

@Matt Roberts I highly recommend you don't use generic contracts you find online or via some other random source.
