As far as buying 30-80k houses cash, I would recommend leveraging your money to buy cash flowing B class properties in the area that have a good chance at appreciation. 

They pay 1 full month of rent to get keys, the second calendar month they end up paying a proration b/c they get a credit on their ledger from the "overpayment" of the first month.

I have a deal now with no funding so have to go to plan B.

This is a B/B-, mostly blue-collar area in Clearwater, FL.

Sandusky: farther (2:45 hrs), less $ to buy, most exceed 2% or are close to it, not sure if industry is dying or growing, neighborhoods are C-B, but seems mostly poverty, and not necessarily surrounded by worse neighborhoods and other crime.

Visa?

We did a flip last year in a great A-B class area, did all the work ourselves, so it took 7 months.

This is not a market where you'll get home run 12% caps in B class areas due to economic distress, but this is exactly why investors love it! 

I say that b/c I feel, as investors, we should strive to build a "more-than-just-investor-friendly" turnkey team.

But it also wouldn't be any different than investing in RE from BC in Ontario if that makes sense.Are there ay Aussies here investing in North America or visa versa?
