I only ventured into it as an after thought with properties that didn't fit for me.  

How do I join this venture?

After further thinking, I think in the short term, I would like to have enough passive income to support my parents and myself so I can quit my job as an employee, and start a business venture.

A brand new, no experience but eager young person wants you to invest your $100K with him in a real estate venture.  

Perhaps the investor has a busy career or other business ventures to attend to.

I'm on here to learn and build a network in real estate as I purchase my first home and start my quest in the ventures of Real Estate.  

I think that they do Joint Venture deals as well, but that is a case by case scenario.  

I am treating this as a personal business venture, not a get rich quick scheme and have even contacted an attorney (for entity set up advice) and started a business plan.
