There are plenty of real estate groups where investors are actively looking for properties.

Really need to get them out, my plan is to give them 60 day notice prior to lease expiring in May of 2025, that they need to move out due to the owner will be remodeling and selling the unit. 

Do you look for an acre with city water and electricity and build on that or do you put in your own?  

The investors that are buying into this development are very quality high and once the builder is out and the homeowners over the HOA, it will be a really well run system.

At the moment is not that I need this money to continue investing.

I believe an emancipated minor CAN sign a contract is they are legally emancipated not just that they moved out of their parent's home.
