Michael Short   Don't get me started on how women get short-changed if they are stay at home moms, starting with Social Security benefits....But, if your Mom came to me, as a landlord, saying she's in the middle of a divorce and she should be getting alimony - but doesn't have it yet, may not get what she thinks she'll get, and there is no proof of regular deposits in a bank account to show me it would be reliable - I'd have to deny her.  

It took close to 15+ years, but states are finally catching on that the majority of loans are no longer held by banks and by non-bank lenders who are selling them off to private equity and other non-bank funds including individuals and they are starting to hear about the shady stuff going around.Regarding straight sub-to and banks calling loans etc., this I think is longer term implosions as I am seeing people who absolutely should not be buying a home as they have no money buy them sub-to because of little down payment and will eventually lose the property and that is when many whose mortgages are still on the property come out and sue.

I just started watching a lot of videos on the BRRRR method and don't know what to do after doing those repairs.

I just started a thread where I invited people to share tips and advise how to do wholesaling the right way.

Then you can focus on your property manager's methods.My property managers do an inspection within 24 hours of the tenant leaving.

I don't want to start the landloring with a tenant dispute about those repairs.  

Offer to pay for 1 month of a storage unit starting 1 week before you close.

Would you recommend someone starting their RE journey who wants to primarily do buy and hold, Brrrr, and flipping (secondary) to apply for a sole proprietor or start an LLC from the start?
