How long does down payment assistance take ?

Hi,

I just got under contract on a 4 family house in NJ using an FHA loan. The owner expects to close in 30 days ( standard closing windows ).

But since I'm a First-time homebuyer, I believe I can get at least 10k in down payment assistance. But don't know how they work.

1. Is it too late to apply to them? The Attorney review period was done 2 days ago.

2. Can you get approval for that help if you close sooner? I will need to borrow around 15k on my 401k for closing. Even having that after closing will be helpful.

3. Any other idea that can help?

Thanks.
