I drove by the property tonight and noticed a brand new vending machine installed on the sidewalk by the front door of one of the tenants.I know the property owner/manager didn’t approve of it, so it must be someone that works for the tenant that had it installed.The office building is a 225 foot long single story building with 3 tenants.

Let's compare a simple wholesaler's deal to to the same deal as an exchangor:ARV is 200k,Repairs are 30k,As is value 150k,Purchase price is 70% of ARV minus repairs and 10k assignment fee so 100k.Wholesaler assigns contact and makes 10k..love it.Exchangor has same house worth 150k(as is value) that he/she owes 100k(contract price).

The foreclosures can come with a lot of risk, mostly because there's no standardization with them so you' have to investigate every single property very thoroughly to know exactly what you're getting.
