From not showing up when scheduled to do work and absurd quotes to not returning calls.Any help would be greatly appreciated.

You may find yourself needing to go to a schedule that sees you flip or wholesale a number of property.  

We are scheduled to close this Thursday and we told our realtor to ask for an extension because our hard money people wanted a signed contractor quote for $75k.

Contact the tenant, schedule a walk-through, and when you find nothing, move along and make your money. 

If they ask you why, tell them you schedule work with your contractors in advanced to re-rent the property.  

He was very easy to get in touch with, and was able to schedule quick viewings of potential properties to make sure we were one of the first to see new sites when they hit the market.

@Robert Perkins,I'd suggest downloading a Schedule E from the IRS website and working through it.
