Motivated Seller is Working with a Relator

I received a lead today from a motivated seller who is very interested in selling his property, however the property has been listed with a relator. He said the process is taking to long with the relator thats why he reached out to me. Is their some sort of contract between the seller and the relator where he probably agreed to work with the agent and no one else during the process? Im new to wholesaling by the way.
