I can share some of the great books I've read:   The Instant Millionaire, Success through Positive Mental Attitude, Think and Grow Rich, Rich Dad Poor Dad.  

I had to prep  for  about an hour by listening to a few minutes of my Think and Grow Rich Audiobook and then i listened to the BP podcast on door2door techniques.

However I do not work with individuals who use multiple agents.

I'm going to assume you haven't read Kiyosaki's Rich Dad, Poor Dad, and you just got to.

They have way to many properties to deal with them on a individual "Special Case" basis.It doesn't matter if the current owner of the property has marketable title.

However, most of them (if not all) actually do not have a company and will do this as a non-license individual.
