Preliminary list looks like this:Income- verify rents and check comparables to check condition of homes versus how I will rehabRehab- recheck costs and condition (focus on hvac, plumbing, roof, electrical) to see if I missed anything, check health department for outstanding orders, check code enforcementExpenses- verify taxes (recalculate for investment property if necessary), verify insurance, check for HOA, check for utility cost even if I will not pay them (high bills could indicate faulty systems)Help me determine what I missed!

I believe using a local area code shows you are out scamming and are around the area plus it may give the owner assurance in knowing you know your stuff since you possibly live there.

The person from the planning department he spoke with did not know and simply told him "that's probably correct" and then initiated a required building and fire code inspection for the property because of "a fire in the last 10 years with no inspection".The building completely meets fire code and has all the proper smoke detectors and fire extinguishers with updated tags, so I am not worried.
