I've committed myself to making the plunge of my first purchase by June.

That being said I'm not trying to commit any fraud just looking towards other avenues or loop holes.

@Shital Thakkar those are definitely harder to find, they are more prevalent in the South Dallas area, and even then can be tough.

That being said, you should be careful that you don't get a tenant to commit to a renewal prior to being under contract because that will be good reason to significantly increase the purchase price on you.

Jeff, so your view is they are unfamiliar with the process and underestimate the time commitment  involved, right? 

Do not take the risk of committing without knowing the condition of the property you are purchasing.

Originally from Newcastle - but spent a lot of time in Leeds.In terms of area - I'm open to be honest - the crazy prices here in the Bay Area, make it a big commitment to get started.

If a prospective tenant has had a bad experience with either, they will be less trusting and will take more time and ask more questions before committing to a rental contract.

My wife and I found BP a while ago listening to the podcast and recently committed to buying and holding Real Estate for our future income.

I do have a full time job in addition to REI and have other volunteer commitments.
