that seems more vacation like.We are renting 8 to 9 rooms this house is very big it’s 7,500 sq ft with a finished basement so lots of room to fill we do plan to do some STR in between and no other listings offer these amenities so we hope to stand out

There is No rents to see if it will support itself after the refinance, so its tough to speculate on ROI/cash flow on a long term investment.

It has been awhile though so I can't recall what they wanted on those buildings.  

STR is a completely different mindset then LTR, so worrying about clogs is just something to deal with in the STR world.

Unlike some people, I believe HOA is good costodian often finances, get volume discounts, do the effort of hiring contractors and maintain common space so in that regard I consider them a value. 

There are so many ways you can do this, in my personal opinion, many ways work, it's all about what works for you.
