My hope would be to refi to a conventional loan & drop the PMI after roughly 3.5 years when I calculated I would have 20% of the loan paid down.

The best way of doing things is of course leveraging all methods where they fit and apply.BUT were you to put SEO vs. paid advertising face to face... this is what you get:I did a search for "We Buy Houses In Connecticut".. the highest bidding keyword in my market.I found 3 competitors in the PPC section. 2 of them where ranking #1 (depending on the keywords) before well a "certain company" came along ahem ;)Look at the competitors results...The first company was in business for a LONG time: When I came along, they dropped from the ranks and the only way they can stay in business is PPCNow they spend over $5K a MONTH to get leads!

Hearing rumblings of a correction in 2020, I am concerned about buying now, but my agent says this area is pretty immune to large price drops. 

My risk mitigating factor is that I have been in the trades for 20yrs and we could afford to drop to a single income family for a year.Is there anything that gives you a head up?

And also, if you can go the local route, I have a few neighborhoods I want to invest in, so I walk and drive those neighborhoods regularly and watch for ones with papers stacked up and that look vacant, and I will look up the PIN and tax on them to see if they are late or missed. 

And with that being said please feel free to drop any other valuable information or jewels that you think may be beneficial when analyzing, determining ARV etc.

I have clients who are RE investors and I also educate other investors on how to utilize Facebooks true power... the reaction I get is jaw dropping each and every time.If FB ads are coupled correctly with SEO, the opportunities are endless - seen it first hand.Social media marketing is only as good as the person who is actually creating the advertising.  

I also searched when other people were asking for buyers and people dropped their name and email going back about a year or two.
