Every 3 weeks in winter if they have pets works fine for me. $3/ pleated filter is dirt cheap insurance.

@Roger Covin -- When I first started, I was cold calling FSBO and CL to cut my teeth and that's like getting thrown into the lion's den and your only weapon is a piece of steak.

Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

I cut my teeth on my first purchase in 2017, a one mixed building with 2 commercial tenants and 2 residential tenants.

Ive made some good profits of of similar houses. as long as it isn't mold. usually with pets its only takes redoing flooring.

I got my teeth knocked out and my lunch money eaten on some of my inititial "deals".

Will you allow pets?
