Look for hard Money for %80 of each property, then do a cash out refinance and pay the hard Money Lenders.

We've had 3 in the past 4 months where out of state clients bought homes in the 70 - 78k range we rented them for $995 - 1150 but they usually get under contract in 3 or 4 days at most.   

Do not give the contractor more than about 20-30% of the total amount of the job to start (I try to find a contractor that I can pay 10% then go up as they do the work).

I am curious why the agent you hired is refusing to do an open house at their clients request?

@Andrew Lax sorry, not quite following what you are asking here - are you asking if you should pay full price for a house?

Not only that, but you'll have to also pay interest only payments on the loan while the property is being built as well.
