Without you meeting dad and talking to him, you really do not know if dad has any knowledge of this rental situation.I have had children apply for my rentals using their parent's id and when I looked up the parents phone number on the web the parents knew nothing about what was going on with their id being used.

So I kind of know the basics of real estate, but a little background about myself is that i just turned 21 years old, I live in New York, and I have about 50k saved up and I want to get into real estate, I currently have a pretty good credit score, and my question is, should I buy a multi family property because I would like to move out but house hack but should I look into New York or should I branch out and look into PA, NJ, or upstate New York, considering I still live with my parents and just started to pay rent.

From my understanding, the family member believes that to best protect himself, the parental guarantor should be listed as the tenant on the lease and the college student tenant should be listed as the guarantor.

There are three possibilities for the difference in claim payment vs repair cost:1. some of the damage is not covered2. they are withholding a portion of the claim payment until you show the work was done (if the coverage is "Replacement Cost" this is often the case on larger losses but normally not on this size)3.
