Creative Real Estate Solutions!

Good morning real estate investors! Get your creative juices flowing for this one!

I am a teacher in Wichita Kansas and one of my parents has expressed to me their situation over a series of pick-ups. They just moved here about a year ago with her two daughters and to live with her dad to start over financially after a falling out with the girls father (Bill).

Bill’s house is saturated with smoke smell, very outdated (wallpaper on the wall), and sounds to me to be dirty and stinky. This is no permanent house for the girls and her family and she knows it. She has expressed to me that she will inherit the house when her father dies and it is currently free and clear with no lien. I have told her to find out exactly what she wants to do and I would be able to help her. She has expressed interest in building an addition onto the property, having my team fully rehab the house, and just moving (renting) elsewhere (leaving her dad still living there).

Does anybody have any creative Real Estate solutions I can present to her? I would like to help her out of the situation while at the same time provide compensation for myself.

Any ideas are greatly appreciated.
