It's a 3/2 SFR in a B neighborhood.

I am located in New Jersey so it would be great to chat with other investors / actors in the market and get some perspective on potential team members, neighborhoods, prices, etc.

This project had some unique challenges but provided a great return and rented for higher than most (if not all) of the 2 bedroom homes in the neighborhood.

A lot of the recent sold comps way high in the millions in d low income to middle income neighborhoods.

Do you factor in the neighborhood's liquidity or turn over rate before buying a property to flip?

I also would be interested in areas near the base, but have quite a few that have come as far south as my neighborhood.

Or anywhere for that matter, in >B neighborhoods?

I lived in a C/D class neighborhood growing up and we were very poor.
