Can I use the average total?

I have been running comps on so many houses in multiple zip codes. It's tough finding comps I can use to get the ARV. A lot of the recent sold comps way high in the millions in d low income to middle income neighborhoods. The comps I see are all over the place in various parts of town. Can I just use the average comp value to get the ARV?
