It would probably be worth the phone call just to talk to someone and find out what is required to gain legal status as a second suite.

Hopefully within the first couple off hours of it going up for sale    I don’t go see it  I Google the agents cell phone number I send a text with a picture of my drivers license screenshot of my bank account list of properties I own in the area from the county website and put my offer inFor me this is what gets me fixer uppers in this market 

The house next to it though is an empty mobile home--  though the owner mows the lawn so the lawn is maintained.

Hi,So recently an investor asked me to list two of his mobile homes (they are on leased lots in mobile home parks).

My biggest surprise ever in this arena was learning that the depreciation on mobile home parks with reasonable leverage is well over 100% of the invested equity amount in almost every case I’ve seen.

Perhaps I am blind, but with all the resources out there, I don't need to pay someone 10% to collect my rent or take phone calls.
