Pricing Mobile Homes in Houston Texas

Hi,

So recently an investor asked me to list two of his mobile homes (they are on leased lots in mobile home parks). How do you come up with a true value? I tried running comps, that didn’t workout because majority of the ones sold within a 1-2 mile radius were on its own piece of land so the land was really where the value came from. 

Any tips/advice are greatly appreciated! Thank you so much in advance!
